Following is the text of the letter sent to affected landowners by
Graham Billingsley, head of the Land Use Department. The letter was
allegedly sent May 5, 2001.
NOTICE TO PROPERTY OWNERS COUNTY OF BOULDER, COLORADO
BOARD OF COUNTY COMMISSIONERS PUBLIC HEARING
DATE: June 5, 2001
TIME : 9.00 a.m.
PLACE: Commissioners Hearing Room, Third Floor , County Courthouse,
Boulder, Colorado
Notice is hereby given that a Public Hearing will be held by the Board
of County Commissioners, County of Boulder, at the time and place
specified above. All persons in any manner interested in the following
item are requested to attend such hearing and aid the Commissioners in
their consideration of this matter.
PUBLIC HEARING
PLAN-INTERGOVERNMENTAL AGREEMENT
Public Hearing to discuss the proposed intergovernmental agreement between
Boulder County and the Town of Nederland (together hereinafter referred to
as the "Local Governments") which would,
pursuant to Sections 29-1-201 and 29-20-105, C.R.S., as amended, if
adopted, approve additional regulatory provisions for approval of
development and/or annexation of unincorporated area
properties surrounding the Town of Nederland, shown on the proposed
Exhibit A map dated April 10, 2001, in Sections 2-11, 14-23, and 26-30,
inclusive, T1S, R72W, Sections 1-30, inclusive, TIS, R 73W , and all
properties in T1S, R74W, all 6th PM, Boulder County, State of Colorado.
Your property is in the area designated on the map attached to the
proposed intergovernmental agreement as "Rural Preservation
Area". This proposal would, under certain circumstances, require
additional approvals for future development of your property, and would
place additional requirements upon any proposal for annexation to the Town
of Nederland.
For these purposes, such IGA contains master plans and zoning, permit
and other land use and annexation standards and requirements which
will operate in lieu of and supersede to the extent of conflict with
existing regulations or ordinances of the Local Governments.
Information regarding this matter, including the text and map of the
proposed IGA and regulatory provisions, showing the parcels included
within the plan's area together with the applicable restrictions on
development and annexation, is available for public examination at the
Boulder County Land Use Dept., 13th and Spruce, P.O. Box 471, Boulder, CO
80306 (303-441-3930). Parking validation in City of Boulder CAGID lots is
available for BOCC hearing participants. See
